Replacement Theology essentially teaches that the church has replaced Israel in God’s plan. Adherents of Replacement Theology believe that the Jews are no longer God’s chosen people, and God does not have specific future plans for the nation of Israel. All the different views of the relationship between the church and Israel can be divided into two camps: either the Church is a continuation of Israel (Replacement Theology / Covenant Theology), or the Church is completely different and distinct from Israel (Dispensationalism / Premillennialism). Replacement Theology teaches that the Church is the replacement for Israel, and that the many promises made to Israel in the Bible are fulfilled in the Christian Church, not in Israel.

Gil, interestingly you asked the same question a few years back. Replacement Theology Kyle gave the most succinct answer. In my understanding, though there are some similarities between Replacement Theology and Covenant Theology, they are not the same. CT doesn't believe in a replacement; God's chosen people have always been the same.

I reckon for the most part 'Replacement Theology' is a term used to cast a shoadow on whatever is not Dispensationalism.
When I come against this notion on a doctrinal level I use this list:
